Creating a 'Next Gen' urban concept in Lille, France
In a society that is undergoing radical change we created a ‘Next Gen’ urban concept in Lille, France, in response to the new ways of living and working. ‘Le31’ covers 25,000 sqm., with a mix of leisure & entertainment activities, street food, streetwear, a hotel, and (co-)working spaces. The complex has 600 parking spaces.
We created a community that encompasses a wide but complementary spectrum of activities and services in one single emblematic location. The mix-used scheme includes 2,400 m2 of retail, 1,700 m2 of street food, 5,200 m2 of leisure, 8,000 m2 of (co-) working spaces and a four-star hotel with 120 rooms. The iconic redevelopment is home to a mix of strong, innovative, and complementary concepts and brands: Citadium (streetwear), Climb Up (climbing activities), Decathlon City (sports), Fitness Park (fitness), Grand Scène (food), Okko Hotels, Team Break (escape games) and Wojo (co-working).
Acquired late 2016 on behalf of one of its investor clients, Redevco started construction works in 2017 and Le 31 opened to the public in March 2021. Redevco envisaged not only to create an attractive, multi-functional destination in the heart of Lille, but also to establish a connected community of brands, partners, and visitors.
Key measures
- Replacement of old heating and air conditioning equipment.
- Creation of a green roof.
- Increase glazing efficiency with access to natural lighting and the power of limited artificial lighting.
- LED lighting installed by the tenants.
- Installation of smart metering.
Learnings
Early in the design phase of the redevelopment it is so important to think differently about the optimalisation of new transportation ways for example facilities for bikes & electric vehicles. This will optimise access to the asset today and in the future.
