Energy use

Through a large scale renovation of the whole asset we focussed on improving the sustainable performance including the renewal of all technical installations. Measures were taken like the installation of energy efficient lifts and escalators, a highly insulated façade and solar panels.

Redevelopment

Redevco redeveloped the asset in 2019 with the intention of letting the retail space in the basement, ground and first floor to Decathlon. In the meantime, Decathlon left and our new tenant for the ground floor and 1st floor (Bomont) has opened its store in October 2025 for the public. The basement is let to a gym.

  • The building was extremely outdated therefore a complete metamorphosis was required.
  • The building’s refurbishment included renewal of the entire front facades and the renovation of the other facades, resulting in a contemporary, warm and attractive retail property with double height shop windows and entrance.

In 2021, we achieved the standard for the certification of Vredenburg in Utrecht, the Netherlands to a BREEAM In-Use ‘Excellent’ rating.

Key measures

  • Energy efficient elevators (Kone) and escalators (ThyssenKrupp).
  • Façade adjustments, including: opening up the façade by increasing the percentage of glass.
  • Light measurements to improve the lighting quality and levels.
  • Installation of water-saving toilets, taps and dishwashers.

Learnings

  • Collaboration with tenant is very important
  • Knowledge about energy reduction measurements too.
  • A BREEAM improvement may lead to a substantial subsidy.
