Glasgow, Buchanan Street
The high quality building, situated along Glasgow’s prime retail pitch of Buchanan Street, was re-developed only a few years ago to offer excellent modern retailing space for current tenant Nike. The property transacted for over £29 million.
It is one of only a handful of buildings of this scale along Buchanan Street in 100% prime pitch, opposite House of Fraser Department Store and enjoying the company of top national and international retail brands.
Brighton, Hanningtons Estate
The Hanningtons Estate, positioned prominent in the heart of Brighton’s vibrant shopping district, epitomises all the key factors that Redevco is looking for in its retail investments. It’s located in an attractive, historic shopping district at the centre of a town that is a magnet for visitors and has an affluent and creative population.
Redevco is currently redeveloping the property, including the creation of a new Lane, new entrance to the Lanes from North Street, premium office suites, residential accommodation and the reconfiguration of existing shops to provide exciting new spaces for retailers, restaurants and cafes. Work is expected to be completed by the end of 2018.
The redevelopment of this asset was all about sustainability with a green building strategy, in accordance with the MINERGIE R standard. A mixed-use asset, compromising retail and residential and combining six buildings in three streets. Roof, facades and technical installations were renewed. More net sales area was created.
Glasgow, Princess Square
Princes Square opened in its current format as a shopping and dining destination in 1988. The centre was refurbished in 2011/2012 at a cost of £7.5 million.
The Grade B listed buildings were developed by GRE Properties Ltd in the 1980s. The brief then was to preserve and restore the original buildings but create a modern shopping and dining centre of quality and distinction with an emphasis on style – which remains within the centre today. The centre has over 40 shops & restaurants with key tenants such as Ted Baker, French Connection, Reiss Womenswear, Cos and Vivienne Westwood.
Madrid, Parque Corredor
Parque Corredor offers the broadest commercial mix of the Henares Corridor, both in food & beverage, fashion, services and leisure, including a movie theatre. The centre includes 180 units in an area of 123,000 square meters with a footfall of 10.5 million visitors per year. The center also has an Alcampo hypermarket of 24,000 square meters, one of the largest in Spain. Parque Corredor hosts fashion brands stores such as Inditex, H&M, Mango, Kiabi, C&A and Primark.
Redevco is investing 45 million euros the redevelopment of Parque Corredor. The works will modernise the fashion area, with a better layout and more space for new brands. The common areas will be improved, creating more natural light through the use of skylights. New iconic accesses and a redesign of the car park complete the redevelopment.
On one of Vienna’s main shopping streets, Redevco has re-developed one of Vienna’s iconic inner-city retail properties. Former seventies Generali Center is transformed into a modern high street shopping destination. The newly restored building of 16,000 m2 with offices in the top six floors and retail in the basement, ground and first floor, now carries the name MAHÜ77. Where the old structure was home to 26 shops, new tenants TK Maxx, CCC and Eurospar will have their own facades and entrances directly on Mariahilfer Strasse, as “the high street is the mall”.
This prime location asset houses long-term tenant IKEA. The new concept of city stores aims to provide customers with a unique IKEA brand experience. The property, covering 2,300 sq. m. area, is divided in four floors and it is located in on the Calle Goya in the popular “Barrio de Salamanca” district.
Prague, City Palais
The location of this prime asset attracts a daily footfall of 150,000 people, making it one of the most frequented pedestrian shopping destinations in Central Europe. It offers a fantastic opportunity to create a prestigious flagship store in a super prime location.
Mardid, Mercado de San Miguel
On behalf of Redevco Iberian Ventures, the joint venture between Ares Management and Redevco, we manage one of the Madrid’s major attractions, the Mercado San Miguel. The renowned covered gastronomic market, located in the centre of bustling Madrid, is a designated heritage protected building in Spain and a magnet for foodies and a fixture on Madrid’s tourist trail.Redevco is focusing its asset management efforts on re-tenanting, re-marketing and refurbishment. The re-launch of the Mercado is scheduled for October 2018.
This asset is a pominent corner building on Berlin´s main shopping street Tauentzienstrasse in close proximity to internationally renowned luxury department store “KaDeWe” and thus in a super prime retail location of Germany’s capital city.
This asset is located in Münster’s prima high street location in the pedestrian zone. It was redeveloped by Redevco in 2017. It now houses long-term tenant Primark.
ALEA 101 is a 30-metre-high commercial and residential building with five floors and a basement. 10,000 m² are dedicated to retail and restaurants in the basement, ground, first and second floors. 1,600 m² office space has been created on the third and fourth floors, and the property also comprises 14 apartments with a total area of some 1,600 m².
Rouen, Espace du Palais
This investment, in the heart of the city with a catchment area of close to 500,000 people, offers significant scope for value creation through refurbishment and astute asset management.
Paris, Rue de la Paix
This asset is exceptionally well-located on the Rue de la Paix, close to the renowned key luxury retail location Place Vendôme. This premium retail area is home to famous Parisian hotels and restaurants including Le Ritz, Lemeurice and Le Carré des Feuillants, generating a significant footfall and large tourist numbers.
Bordeaux, Promenade Saint-Catherine
In the historic city centre of Bordeaux we have developed a large-scale urban project, transforming an abandoned industrial site into a pleasant pedestrian district where life is organised around retail, leisure and housing. Promenade Sainte-Catherine is located right at the junction of rue Sainte Catherine and rue Porte, Bordeaux’s busiest high streets. From design to construction, we integrated the concept of sustainability to all of the processes to ensure a clean site during and beyond the construction phase. This project combines respect for the environment and energy efficiency with an integrated architectural setting that adds value to the city.
Ternat, The Leaf
The Leaf Shopping is a large re-development, opening in fall of 2018, and home to a variety of retailers ranging from DYI and a supermarket to fashion and F&B.
The Leaf project is our most sustainable development, aspiring to obtain a BREEAM Excellent rating. The sustainable materials were selected according to Cradle-to-Cradle®principle. The space alongside cycle and footpaths was enhanced through green roofs and large areas with local vegetation. At the entrance of the site, a public park was created. Arlon, Shopping Hydrion
Hydrion is the dominant retail park in the region of Arlon and has a wide consumer catchment area due to its location close to the Arlon junction of the main highway linking Belgium to the nearby Grand Duchy of Luxembourg. There are a number of opportunities to add value to this property through active asset management.
Antwerpen, Galleria Inno
The monumental department store, built in 1901, has been in our care for a long time already and underwent a thorough reconstruction for 18 months. The restoration works to the façade, the roof and the domes were finalised in December 2014.
The restoration involved the hard work of about 120 workers and a total investment of 4.2 million euros made jointly by Redevco and tenant, Inno. Part of the project was subsidised by the Flemish Government (real estate Heritage), Antwerp Province and the City of Antwerp.
This beautiful property, called the “Leesmuseum”, offers a unique retail space on the Rokin, in the midst of Amsterdam. The upcoming hip and happening Rokin retail street runs south from Amsterdam’s central Dam square and parallel to the city’s busiest shopping street, Kalverstraat.
Eindhoven, 18 Septemberplein
Redevco is transforming the 9,000 sqm C&A department store building located on the 18 Septemberplein in the Dutch city of Eindhoven into a new and modern shopping centre which will house additional tenants. The redevelopment works are expected to be completed in August 2019.
Rotterdam, Donner building
The former Donner building is located right in the heart of Rotterdam’s prime retail pitch and provides good opportunities to add significant value to the unit through asset management.
