Asset Manager, Belgium (Flanders region)

Key responsibilities

• Identifying, evaluating, negotiating and executing Value-Add Asset Management initiatives in accordance with the mandate requirements and asset business plans.
• Accountable for allocating new lease negotiations/extensions/variations/rent adjustments and obtaining the relevant approvals.
• Instructing and coordinating with all relevant internal and external stakeholders and being the lead to complete each deal. Determine who is best placed to execute each legal contract depending upon existing capacity and capabilities in-house.
• Ensuring negotiations hierarchy and protection measures in case of turnover leases, ensuring explanation of cost, benefits and effect on valuation.
• Responsible for Health & Safety at the assets and projects you are assigned, in compliance with the Redevco H&S policy and any other associated policies or protocols.
• Approving the property management strategies for repairs and maintenance.
• Working with a project lead on vacant possession strategies to facilitate development.
• Agree key milestones and approve the design team proposals, as well as securing budget for project feasibility studies.

Flanders-specific information

• You will be responsible for part of the Flanders portfolio under management
• Involved in asset management of Redevco European Retail Parks Fund
• Oversight of ongoing redevelopments in Flanders, together with the Development Manager
• Monitoring of valuations within Asset & Transactions Team, together with Finance
• Joint oversight of account management with major tenants
• BIV registration or the commitment to complete the training

Who we are looking for

• At least 6 – 10 years relevant market experience
• Proven asset management skills with experience in rent reviews, lease renewals, lease re-gears and delivering value accretive asset management opportunities
• Experience in identifying opportunities to add value and executing on transactions to deliver against targets for asset performance
• Awareness of occupier needs and market trends
• Numerically astute with an analytical approach
• Strong interpersonal, communication and presentation skills
