BPM in central Paris redefines mixed-use at MIPIM press conference

Cannes, March 10, 2026 – As part of the press conference dedicated to the opening of MIPIM 2026 in Cannes, Redevco, a European player and specialist in urban regeneration, presents its iconic project located at 126 Rivoli (Paris 1) called BPM (Beats per Minute) – a mixed programme of 13,000m2 that’s transforming a building into a living ecosystem in which each of the players is committed to creating synergies between uses,  with the aim of creating shared value for the site’s community and engaging in neighbourhood life.

“For BPM, we imagined a hybrid place where functions do not just coexist, but cooperate within a virtuous ecosystem, where everyone contributes and benefits in return from that of the others, creating a living and sustainable balance, on the scale of the building but also of the Louvre Rivoli district. Each will be an actor in their own way in an inter-service dynamic, which will facilitate the daily life of users, while supporting the development of the turnover of the site’s various activities and improving the quality of the tenant experience,” says Cécile Pouzadoux, Head of Asset Management at Redevco France.

Indeed, this new operating system emphasises the following fundamental principle: diversity does not consist of piling uses within the same site – it consists rather of ensuring that each of the actors (uses) is committed to acting in favour of the community, with the aim of developing synergies that benefit everyone. In the case of BPM, this commitment takes shape before the signing of the leases, which includes the concrete participation of each tenant in the life of the building. A non-negotiable commitment, in the same way as those related to environmental issues.

For example, the restaurant will deliver meals to the employees of the building’s offices, unsold items will be redistributed to the association present in the building, the shops will offer preferential rates to the building’s tenants (office employees, hotel residents) and donate second-hand clothes to the association. The hotel will also contribute to this solidarity dynamic, in particular by offering its used bedding to the association. Finally, these concrete synergies can be extended to the life of the district, with the nearest shops and through partnerships with the City of Paris, schools and museums.

In order to bring this ecosystem to life and develop new synergies on a daily basis, Redevco is calling on two specialised companies: a Hospitality Management company, Interface, which will be in charge of managing and implementing the synergies and partnerships between the various tenants on site, as well as between the site itself and the neighbourhood; and a Property Management company,  Workman, will be in charge of maintenance and all technical aspects within BPM.
