– Redevco, one of Europe’s largest privately owned real estate managers, has successfully closed a €57.3 million senior loan facility to finance the development of a 156-unit residential scheme in Dublin, Ireland, highlighting the firm’s commitment to financing projects that deliver financial returns as well as measurable environmental impact and social value.

The loan, structured as a Green Loan in accordance with the Loan Market Association (LMA) Green Loan Principles, will fund the development of a residential build-to-sell scheme located in Mount Anville, Dublin 14, an established suburb approximately five km south of the city centre. The project will deliver a total of 156 units across several blocks, comprising a mix of apartments, houses and duplexes, alongside affordable housing, on-site amenities and a crèche.

The development is being sponsored by Bain Capital’s European Real Estate business, an investment team with a longstanding track record in real estate investment, development and asset management. The appointed development manager is Regency, a highly experienced Irish residential developer with a strong track record and expertise in delivering large-scale housing schemes in Dublin.

Once completed, the scheme will provide a diverse mix of homes, catering to first-time buyers, families and downsizers. In addition to delivering much-needed housing supply, the development incorporates affordable units, community infrastructure and strong connectivity to public transport and employment hubs, supporting vibrant and inclusive urban living.

From a sustainability perspective, the project is targeting high environmental performance standards, including A Building Energy Ratings across residential units and an estimated reduction of approximately 75% in operational carbon compared to minimum regulatory requirements. The development will incorporate low-carbon energy systems such as heat pumps and solar PV, alongside energy-efficient building design and materials.

Biodiversity outcomes and climate resilience are also key elements of the project, including the retention of mature trees, integration of ecological features and sustainable drainage systems. Residents will benefit from high-quality outdoor spaces, EV charging infrastructure and landscaped communal areas, supporting both environmental performance and quality of life.
