Redevco launches European Retail Parks Evergreen fund with first close of c.€500m in cornerstone commitments

  • European Retail Parks Evergreen (RERP Evergreen) is Redevco’s second fund focused on Europe’s convenience retail sector to target investments in high-conviction retail parks and essential retail formats

London, 1 October 2026 – Redevco, one of Europe’s largest privately-owned real estate managers with assets under management of around €10.5 billion, has announced the launch and first close of the Redevco European Retail Parks Evergreen fund (RERP Evergreen), a new open-ended strategy focused on investing in convenience-led retail parks and essential retail assets across Europe attractively located within strong catchment areas. The fund has secured a first closing with commitments from a diversified group of global institutional investors managed by CBRE Investment Management Indirect. Redevco is also making a significant commitment to the fund, demonstrating its conviction in the strategy and long-term alignment of interests.

RERP Evergreen has a  core/core-plus profile with a focus on income distribution and will utilise conservative leverage. The fund builds on the successful launch and deployment of Redevco’s inaugural closed-end European retail parks fund, which secured over €500 million commitments in 2025 and has currently committed 80% of the capital.

RERP Evergreen aims to invest in a diversified portfolio of convenience-led retail assets across Europe and the UK. Its core exposure will be focused on convenience-led retail parks anchored or shadow-anchored by essential retailers. The fund may also selectively invest in broader essential retail assets and hybrid retail formats, all anchored by tenants providing day-to-day goods and services, and located in places within attractive catchment areas. The strategy aims to benefit from the continued evolution of consumer spending patterns, the growing importance of convenience-led retail and the sector’s ability to adapt to changing occupier and customer demands. RERP Evergreen has, to date, secured three initial assets in Belgium, Spain, and the UK.

Through its open-ended structure, RERP Evergreen is designed to provide exposure to the continued strengthening and structural evolution of the retail real estate sector. The strategy seeks to generate sustainable income and long-term value creation through active management, delivered in a format that provides an attractive entry for investors’ renewed interest to increase allocations to convenience retail.

RERP Evergreen is classified as Article 8 under the Sustainable Finance Disclosure Regulation (SFDR) and incorporates Redevco’s long-standing approach to responsible investing and creating more sustainable retail destinations.
