Redevco reinforces conviction in logistics with dual acquisitions in Barcelona and Madrid, Spain

  • Acquisition of two fully let Industrial Outdoor Storage (IOS) assets in Madrid and Barcelona, strengthening Redevco’s pan‑European logistics platform
  • Spain continues to present attractive logistics fundamentals with strong demand and limited supply
  • Transactions underline Redevco’s conviction in the resilience and long-term growth of the sector

London, August 3, 2026 – Redevco, one of Europe’s largest privately owned real estate managers with assets under management of around €10.5 billion, has acquired two strategically located logistics assets in Spain comprising a vehicle rental hire depot in Getafe (Madrid) and a bus terminal in Sant Boi (Barcelona). Both properties are Industrial Outdoor Storage (IOS) facilities and represent the second set of investments made by Redevco’s logistics team, further scaling its presence in this high‑conviction sector. Both assets are fully let to strong, long-standing tenants, generate attractive income returns and offer clear opportunities for value creation.

Hugh Macdonald‑Brown, Head of Logistics at Redevco, said: “Spain continues to demonstrate strong fundamentals for logistics, supported by high occupier demand, limited availability of well‑located land, and the critical role of transport‑oriented assets in urban supply chains. These transactions reflect the strength of our deal sourcing and execution in Iberia, where we are building a high‑quality portfolio in core locations. The quality of the tenants, the strategic positioning of the assets, and the embedded growth potential all reinforce our conviction in the logistics sector as a resilient and attractive investment theme.”

The Getafe asset, comprising 153,292 sq ft across 4.6 acre site, is a vehicle rental depot located within a core logistics hub in Madrid’s first ring. It is fully let to Northgate (Zigup PLC), which has operated at the site since 2008 and is committed to a long-term lease. The tenant has invested significantly in the property over time, and the site benefits from excellent access to major highways and central Madrid.

In Barcelona, the Sant Boi asset, comprising 122,881 sq ft across 3.0 acre site, is a newly redeveloped EV bus depot, fully let to Monbus, a long-established operator of regional and airport transport services. The site occupies a prime location close to Barcelona‑El Prat Airport with direct access to key transport routes. Its redevelopment supports the tenant’s transition to electric mobility, including the installation of high-capacity charging infrastructure. As with the Madrid asset the facility offers further upside potential.

Both assets are located in transport‑advantaged urban submarkets characterised by strong demand and high barriers to entry. Their low site coverage, high residual land values and strategic positioning within key logistics corridors reinforce their long-term attractiveness.

With these acquisitions, Redevco continues to build a high-quality, scalable logistics platform focused on core European markets, leveraging the structural tailwinds supporting urban logistics and transport‑led real estate. Redevco’s logistics Industrial Outdoor Storage (IOS) footprint has now reached 5.5 million sq ft and €175m AuM across 13 assets.

Leander Property (Real Estate), Garrigues (Legal)and Hollis (Technical)advised on the acquisition.
