Redevco is optimising its managed portfolio in Switzerland. In the context of the company’s mission to lead the transformation of cities to ensure they are sustainable and liveable, Redevco is transforming an iconic asset in Geneva into a high-quality, contemporary urban multi-use and multi-tenant location. The building, home to fashion retailer C&A, is located on Rue de la Croix d’Or, the absolute top Swiss retail location, right in the heart of the city.

Revitalising the city
As a real estate regeneration specialist with a focus on urban areas, Redevco is looking to revitalise towns and city centers across Europe. We aim to do this through specialised investment strategies that also deliver sustainable returns. One of Redevco’s investment opportunities lies in repurposing predominantly retail assets into future-proof destination that is often home to a mix of functions. The project in Geneva, which constitutes the redevelopment of one of the most impressive, listed properties in Switzerland has already started and is planned to be finished beginning of 2026.

Improving to BREEAM in use excellent
Improving the sustainability performance of listed buildings is a challenge, because of the many restrictions imposed by regulations to protect the historical character of these monuments. However, as we are passionate about helping cities transform, and contributing to a more sustainable urban future that positively benefits the health and well-being of people and the planet, we are planning to upgrade the property in such a way that we will improve its BREEAM in use rating to Excellent.

Property ready for the future
A crucial aspect of our sustainable redevelopment approach is the conservation of the building substance. Throughout the planning process a thorough investigation of the materials has been carried out with the intention of preserving as much of the existing materials in the building. Already before the dismantling process started, Redevco has included external advisors such as Matériuum to take inventory of the salvageable or reusable parts of the building and interior fittings to recycle/upcycle suitable materials.

Regarding the shell and core of the building we will restore both historic façades on the Rue de la Croix d’or and the Rue de la Madeleine. Where feasible Redevco will preserve most of the historic building substance and include C2C compatible materials in the construction and fit out process. In alignment with the circular construction approach a building materials passport will be created where all materials and components will be documented to facilitate the future reuse of materials and resources.

Taking the community into account
Serious interventions in the building structure are taking place here. Load-bearing parts and concrete staircases are removed. This work cannot be carried out without disturbing the neighborhood. Transparent communication and consideration of quiet times should reduce the nuisance of the neighbours.

Optimisation of energy use
In terms of our Mission 2040 we will achieve a significant reduction of the CO2 emissions and energy usage by disconnection from the gas grid. Measures that will reduce CO2 emissions and energy intensity levels in use are optimising the insulation of the asset by installing new windows and constructing a green roof.

After redevelopment, the building will offer retail on two floors. The lease agreement with C&A has already been signed. From the second floor upwards, up to 10 office units (160 and 800 sqm) will be developed with approximately 3,500 sqm of total office space.
