The proposed development, a Partnership with SFP UK is planned to be an all-electric, fossil free, CRREM aligned Net Zero Carbon scheme for over 350 new residential units in Finnieston just to the West of Glasgow City Centre.
Public consultation
Planning permission for the proposed redevelopment is being sought and has been the subject of extensive consultation with both members of the public, local community groups as well as the Council themselves. Two face to face public consultation events were held in 2023 over 4 days which also included the opportunity for comments in person and online.
Significant features to improve health and wellbeing
The development incorporates significant features to improve the health and wellbeing of residents. These include external terraces or balconies to most apartments, a new central court yard area for events and a nature trail. Extensive areas of the soft landscaping act as rain gardens, contribute towards the site’s sustainable drainage strategy and enhance biodiversity which is predicted to increase significantly Habitat Units and new Hedgerows.
The design includes amenity spaces for residents including a roof terrace, lounge areas, gym, yoga studio, TV/games room and a residents lounge and library. There will be 57 car spaces all with EV charging, and 452 bike storage spaces.
Embodied Carbon
The development is targeting market leading WELL , BREEAM In Use and HQM (Home Quality Mark) performance indicators. It is anticipated that Embodied Carbon is significantly lower than the UK average. The development will also incorporate a range of Smart Tech solutions to enhance the liveability of the scheme.
The proposals have the potential to significantly improve the social outcomes of the area. A Local Needs Analysis was completed in 2023 which identified an integrated approach to social value across five key areas:

- Social: Healthier: safer and more resilient communities.
- Environment: Decarbonising and safeguarding our world.
- Innovation: Promoting Social Innovation.
These themes are built on the UK National Social Value Measurement Framework (known as the National Toms) that is widely used across the public and private sectors in the UK.
